Voted 3rd in Vermont by Hip Camp 2022 6 Sites are on Sunrise Farms 75 acre Conservation land with 50 mile view for Sites 1 and 2. Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

Sunrise farm #3 Site: “LOTUS POND”

On SUNRISE FARM in EAST DOVER Vermont is on CONSERVATION land & features this new idyllic camping spot Away from the farmhouse  on our 72 acre farm. This site is alongside a pristine Pond we call the “LOTUS POND” (see Sign on dock for) with plenty of parking and big enough for several tents. The “Primitive” (no power) car camping site is just below our Big Swim Pond above (which we encourage you to enjoy ~ see pics). You drive here with my guidance through a different entrance well past the farmhouse on the north end of the farm. Port a Potty is 225 yards away directly south (bottom of other field) with a solar light but bring a light for night use. Fire ring, grate, several folding chairs with cafe table and bucket for water dosing the fire all there and little prep table. The water you have there is from the pond (we recommend boiling for cooking 10 minutes when cooking with it). Additional tested water can be found at our well hose by the farmhouse for delicious drinking water. Please NO Detergents or Soaps in the pond.  Dump dish water from the buckets we provide behind the site on the ground. This unique site that is marked “Lotus Pond”. Great for Bird watchers as Herons, Eagles, Turkey Vultures, Hawks, Geese, Ducks and Osprey among other wildlife love our four ponds.  Please take all trash with you ~so "no trace is left behind". Additional Firewood (in tubs at farmhouse next to drinking water hose) can be paid for during your stay with other EXTRAS like trash pic-up one bag $7.50 on Venmo @Roy-Malcolm-3. Recycling complimentary when separated. Please do NOT bring your own Firewood to our Conservation Zone as we have been advised it can transport a dangerous Wood Beetle.  Our Firewood “Extra” is better value than what you typically find shrinkwrapped. Lots to enjoy and this is just below the Big Swim Pond where there are no sites and this is the most private of all our sites here. In Winter months we request AWD vehicles and if there is ice please park by entry and hike in so you can easily get out.

Wishbone Left by Brook S. Newfane

Our 4 acre QUIET BEAUTIFUL country spot bordering a pristine BROOK; great to get-away with a total of only 2 sites on the land (“Wishbone Left and Right” marked). There are several new places where you can set up camp. Please NOTE that the other side of the brook is PRIVATE and walking up river over 350 meters our River Frontage ends. Please do NOT go past the Bridge up river so our neighbors can have their PRIVACY. At the bottom of the driveway the road wishbones left and right. Back your vehicles in to the site on the left side about 100 yards down the driveway Or drive through before it levels out (it’s a loop). I suggest backing in trailers though if you go to the end of the driveway you can turn around and drive in on the way back. Our driveway ends at the abandoned house (closed up but that it gives Wifi to the Wishbone Right site). There is plenty of room for an RV/ camper and tent sites. There is additional parking for more vehicles on this site too which you will see when you are there just above the site (upper portion of the loop). The “Wishbone Left” site is private from the other site on this property. Enjoy the music of the Brook. No running water in Winter though we can provide 5 gallon drinking water in portable container.  $7.50 if we take One bag (provided) of trash - recycling complimentary when separated. Venmo @Roy-Malcolm-3  Additional firewood tubs $11 - take near outhouse firewood pile… refill as needed and Venmo is fine for that too. In Winter we request only AWD vehicles go down to this site or you park up by entry and hike in so you can easily get out. WIFI near next site if you need for emergencies.

Sunrise farm #4 Site: “LILY POND”

At SUNRISE FARM in EAST DOVER is on CONSERVATION Land where we have 72 acres and 5 beautiful ponds. This site is almost directly at the bottom of the farm below the farmhouse (East of Farmhouse). There are several routes there and I will give you the best one when you are arriving.  This is a “primitive” car camping spot which is Marked “LILY POND” Site 4.  Water can be boiled from the pond to be safe and we ask you do NOT put any soaps in the sensitive ecosystem of pond unless biodegradable. Fresh tested drinking water can be found at the spigot on the farmhouse. There is an Port a Potty that is cleaned regularly and it has a hand sanitizer and a night light 30 yards away.  This spot is for those who want a secluded quiet place where they bring what they need and leave no trace behind.  A stone fire ring will also mark your site and let us know if you would like a couple of bundles of wood (Please use ours as it prevents importing wood beetle to the forest).  Firewood pic-up in tubs is NOW at the farmhouse. Lots of kindling in the bush. Please take care with you fires and do not leave them unattended. A bucket will be there to make sure all fires are fully extinguished when you leave the site.  Fire grate provided. Picnic table for 6 there now too. Garbage container for you ... please take or leave $7.50 for us to pick-up.  Also a picnic fire grate,  a bucket for you and firewood can be picked up in tubs buy farmhouse where there is delicious drinking water from a drinking water hose. Enjoy a very special spot we wish to share. The wildlife here is remarkable In Winter we Request Only AWD vehicles or there is plenty of parking up by the farmhouse for others and hike in so you can easily get out also if raining and you have 2 WD at other times of the year… usually OK unless really wet outside Winter

South Side of Farmhouse with 50 mile view… 25 acre cut field for this site (72 acres farm). Umbrella for shade, several chairs and large picnic table (where you can also park campers or set up tents and drive - loop through), stone fire ring and movable metal fire ring with grate and seating benches . Delicious tested drinking water from special drinking (125 foot), power (125 foot ext cords) and Fiber wifi (varies on provider for range) from farmhouse and solar shower included.

Sunrise farm #5 Site: “DOUG’S POND”

Douglas designed the Farmhouse on CONSERVATION Land and retreated to this “hidden” large pond where he was planning a “floating barn”! It is our latest site with plenty of space for 1- 3 tents on the North side of “Doug’s Pond”. AWD Vehicles best to drive across boards in a little muddy area by entry but you can camp on either side of the pond or walk the last 60 feet if you only have 2 wheel drive and are a little cautious - depends on your car so be your own guide there. Lots of parking and camp spaces all around this site if you wish to camp by your car by the entry too. It has Solar light next to the one of 3 signs bringing you too the site but I REQUEST you arrive well before dark and be guided by text or in person as this site has a several turns that need to made to be found.  It is on the large, long space where we suggest tenting under the apple tree which is marked with wide planks (to keep the growth down and ready for a tent). Stone fire ring set with some beam benches on the ground. Container for trash (see Extras) and water bucket for washing and for cooking (we recommend 10 minutes boil if you are cooking with this water).  Well drinking water available @ farmhouse.  NO SOAPS in the Pond as we use no toxic chemicals on the farm and the ponds are fragile ecosystems and completely clean. We have been advised not to allow imported firewood (can import Wood Beetle dangerous for our forest) - PLEASE use the Firewood bundles (pick-up at farmhouse in tubs $11) or pull wood from the woods and make it safer for use. Beautiful and plenty of wildlife nearby... as well as a new Port a Potty with a short 250 foot walk to foot of the hill as you enter. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out.

Site 2 Sunrise Farm North Side

North side of the farmhouse that provides for parking on the field (and farm of 72 acres) or on pad closer to farmhouse that is pretty flat with power pedestal and water spigot along with 50 mile view, delicious drinking water and water line, power electrical extension cords, wifi (fast fiber) and solar shower ~ available for being parked off the pad. Very quiet spot. Grey water hook-up Not for Sewage though. If you wish to park on pad or camp in the field too for 100 foot to 125 foot 110 ext cord with and also 100 foot plus water drinking hose. Farmhouse has no night time tenants. Picnic table, stone fire ring in field (portable fire ring on pad if you want to move closer to trailer), with the view of Mt Monadnock over 8 mountain ranges ~ helped us to be VOTED 3rd in the State by Hip Camp guests.

Site #6 “Yellow Tractor” tent of RV

Your site 6 used to be Glamping but now is for RV’s or Tenting and is on Gorgeous CONSERVATION Land. The 72 acres of ‘sunrise farm’ from which you have a 50 mile view of Mount Monadnock as you enter and then drive 600 yards down (over the grass road)… to a Private Grove surrounded by miles of trails…that is circled by deciduous trees to give you a feeling of being deep in the woods while being close to all you need. The “Yellow Tractor” marks to entry to the site with which has a stone fireplace and large wood chip flat area for your tent or RV. New picnic table and trash and recycling containers ($7.50 if we take your trash bag provided - separated recycling no charge pick up). Disc Golf nearby We request you do Not bring Firewood (Fire Grill and Water Bucket by fire - Firewood bundles pic up at farmhouse as selected) to this Conservation Zone as we have been advised that this can import Wood Beetle dangerous for our forest. See “Extras” for details on what we provide (which is better than you can buy en route). There is also lots of dry deadwood you can pull from our forest which helps protect her. Keep campfires under control in size (pond nearby if more water is needed with buckets provided… please never leave fires unattended. Great clean ‘Swimming Pond’ above and north on property. Inner Tubes, an “Extra” or Massage! Come and Enjoy!

Wishbone Right by Brook S. Newfane

This is a large site big enough for multiple tents, cars and more...allow 4 people at this fixed rate with WIFI and for an additional charge per person (see pricing). If you would like the entire location for more people just book “Wishbone Left” too. Great for a group or individual bookings. Both sites are still private from each other.  WIFI on Wishbone Right (near building) not available @ Wishbone Left (4 miles from Phone tower so you have signal). Small 20 camper trailer OK as we do have one turn to get to brook going downhill. Beautiful, quiet, private 4 acre country lot along a pristine brook with just two large camp sites.  PLEASE Note All Land on the Other side of the Brook is PRIVATE and above the Bridge up river (which is over 350 meters walk). At the bottom of the driveway is a wishbone fork where the first site “Wishbone Left” is on the left.  For “Wishbone Right” (marked) keep going another 70 feet and you can drive in and there are many places over the next 50 yards to camp and lots of room for RV/Trailer/ Tiny Home which is flat, wide and long. It is the larger of the two sites and there are many choices for pitching a tent. The old house there is closed up but gives us power and delicious tested drinking water from our well. There is a stone outdoor fireplace ring next to an 8 foot picnic table. Trees to hang a hammock (we have one if you need) and rough paths down the brook with a rope line. The Brook’s easiest access is at the southend of the lot where the bank is closer to the water and the blue and white rope and a hemp rope are there to help you go down or keep walking along the trail and becomes a gentle access. The Brook has cool swim holes and can be explored where there are no homes immediately on either side viewable but guests there are very sensitive to TRESPASSING so please honor the boundaries of the land. NO Trespassing on the other side of the brook OR PAST BRIDGE.  NO cars PAST ENTRY ON OUR PROPERTY AS ROAD IS PRIVATE. So Do Not drive past our entry please. We prefer if you boondock but there is a Port a Potty that has a sanitizer available when needed. Lots of hiking, swimming, mountain and road biking (inquire about renting one of our mountain bikes), kayaking and canoeing locations too (see photos for details). Groceries only 15 minutes away. No Wifi Nov to end of March unless requested in Advance for longer stays.
