Juanita has a beautiful property. We boon docked in one of the horse pastures and felt like we had the place to ourselves, even on a busy Memorial Day weekend. Juanita communicates well answering all questions quickly. The check-in process could be a little smoother as it was a bit confusing knowing where to camp and where water or electrical hook-ups were located. I am positive Juanita will continue to improve the property and the process.

We had a wonderful experience at Comus Sky Farm. There was plenty of space, the setting was lovely, and the camp hosts (Katy and her partner) were very welcoming. Juanita was chill too : ). The trails for biking and hiking were great. If we come back to this area, we would definitely stay here again!

Loved staying here with the family. We were welcomed with open arms, had a whole paddock to ourselves with beautiful views, fire ring and firewood. The owner and manager went out of their way to make sure we had everything we needed. The property is beautiful and has horses, chickens, ducks and a goose, and the surrounding area is beautiful as well, with Little Seneca Lake 10 minutes away. We’ll be back!

My friends and family loved tent camping at Juanita's property. There was plenty of space, fire rings to spare, a supply of easily accessible firewood, and a Tack Room with a utility sink, a flushable toliet, and hot water. Since there are multiple spaces for tent camping and RV parking, a neat little community forms and it is a delightful experience. There are multiple trails and a stunning sunset from the trail behind Juanita's house - highly recommend you make the walk. Juanita was about the property while we were there and is a gracious host - offered fresh eggs and veggies if we needed them. She also has chickens, ducks, and a Goose that will follow guests around for walks if you are interested. There were campground hosts while we were there and they are the best - checked in on us regularly, helped us transport wood, made sure we knew the layout, and just overall made us feel so welcome. We will visit again!

The place was great! Loved that we got our own field/paddock to camp in. The hosts were attentive and super nice. We forgot s'more supplies and they asked around and they surprised us with some! The perimeter hiking trail was just perfect for little kids to feel like they were on a grand adventure.

Our first hipcamp experience and Juanita has set the bar really high. Her property is beautiful and she”s very hospitable and friendly. Plenty of space to set up your camp and enjoy!

Perfect place to unwind for a couple of days. Plenty of room for our Class B and our dog to stretch his legs. Only 110 for RV’s to hook into but running water and nice bathroom are a definite plus!

Juanita was super nice and the property is beautiful. However, myself and several of the other campers were surprised there were not individual campsites with fireplaces based on the descriptions. It wasn’t really clear where you could camp so it was kind of just camp wherever you want which was fine, just not what we were expecting. It was a prime place for watching the sunset though and multiple trails for hiking. Think it has tons of potential!

The sunset over Sugarloaf mountain was beautiful but overall very unorganized disappointing operation. We arrived and were told we would meet the owner and she would show us around and no one came even after I texted. Once we finally reached her, we were told to just "set up anywhere". Literally no signage for where the bathroom was etc.
The listing says fire pits at each site but there is ONE chimney fire pit for the whole place that is quite small.
We also paid for a "firewood bundle" and it wasn't delivered or even discussed when we checked in the owner said "just take from that pile" which was not what we were expecting.
We also paid a lot of money for the hot tub add on to be told we could use it for one hour as it was shared with the other bnb on property... This hour limit was not communicated when booking and I wish I could've saved my money.
Lastly our tranquil morning was quickly interrupted by someone coming to mow the lawn at 8:15 am so we packed up early.
Overall an overpriced unorganized stay and I would not recommend.

We haven’t found a better host anywhere across the country! Juanita is super responsive and respectful and her property is absolutely beautiful! We would highly recommend a stay here! Add a night or 2 to appreciate the beauty around!!

This was our first Hipcamp experience (we were tent camping), and while the listing lacked photos and reviews, we took a chance and ended up enjoying our stay! The site is essentially a shared gravel lot with one covered area good for a tent that had a communal fire pit (one fire pit on site). That covered space turned out to be a real plus, especially during thunderstorms on our second day.
The host wasn’t present but she was did check in, and the RV campers were very welcoming and helped us get oriented. The listed lake/river/pond was not swimmable when we visited, but the trails were lovely, and we really enjoyed seeing the horses. Firewood being provided was a great touch, and there’s an awesome nearby cafe called K2 we’d highly recommend.

This stay was the perfect stay. The only thing I wish is to have had more time here. It was everything and more. Juanita is the best host, she went above and beyond and over succeeded past my expectations. I was greeted with a gift that I’ll always appreciate. Comus Sky farm is beautiful. It has everything you need. She has a beautiful Airbnb on the property I’m definitely coming back to book another stay.

Beautiful land - plenty of space to setup tent. Host was nice and provided us with pots, spatula and firewood. Flush toilet is available in the barn as well. Come prepared with a lot of blankets and beddings since it gets really windy and lower temperature weather make it cold. Running hot water is also available in bathroom here. No showers or picnic tables available. Hiking trails are there that lead to small pond and stream. Host has some horses that you can pet and visible from camping sites. We did not see other animals around but kids loved seeing horses. Overall, great experience for cooking, start fire, setting up tents, hike and host’s support. Recommended for getaways specially when it is just 15 minutes away from city and stores.

We very much enjoyed our stay at Comus Sky Farm! Juanita was an amazing and attentive host who went above and beyond for all her guests. Our 3 boys (dogs) enjoyed hiking the trails around the property every morning as well as watching the horses. The farm may be in the countryside but not too far out of town to make a quick run to the store or from Washington, DC. We will definitely be back!
